Ghana’s property market continues to attract buyers, renters and investors, but the cost of entering the market varies widely by location and property type. The latest Q3 2026 Ghana Property Market Report from Ghana Property Centre puts the median asking price for property for sale nationally at GH₵1.3 million, while Accra recorded a median asking price of GH₵1.6 million. These are asking prices from published listings, not completed transaction prices. See the full Q3 2026 market report.

What the latest Accra property figures show

Accra remains one of Ghana’s most active property markets. The Q3 report analysed 1,945 listings across 13 areas and four regions, with Accra accounting for the largest share. The report recorded a median Accra sale asking price of GH₵1.6 million and a median advertised rent of GH₵3,500 per month.

Within Accra, prices vary considerably. The report recorded median asking prices of about GH₵2.3 million in East Legon, GH₵1.9 million in Adenta Municipal, GH₵1.7 million for houses in Tema, and GH₵1.1 million in Ga West Municipal for the property types included in its dataset. Buyers should therefore compare locations rather than assuming one citywide price.

Why location matters when buying property

Location affects access to roads, workplaces, schools, shopping areas, public transport and other services. It can also affect rental demand and the type of tenants a property attracts. A property farther from central Accra may have a lower asking price but could involve higher transport costs and longer commuting times.

For investors, the important question is not simply whether a property is cheap. The investor should consider the purchase price, expected rent, maintenance, vacancy risk, financing costs, property taxes and the long-term development of the surrounding area.

Buying a house versus buying land

A completed house can provide immediate accommodation or rental income, while land may offer a longer development timeline. The right option depends on the buyer’s objective, available capital and ability to manage construction or property maintenance.

Land buyers should carry out proper searches and verification before paying. Buyers can also use the Real Estate Agency Council’s public resources to verify licensed real estate practitioners. REAC states that people or firms acting as real estate agents, brokers or firms in Ghana are subject to licensing requirements under the Real Estate Agency Act, 2020 (Act 1047). How to prepare financially for a property purchase

Start with a realistic budget rather than the maximum amount a lender may be willing to finance. Keep funds available for legal work, searches, valuation, documentation, repairs, moving and other transaction costs. If a mortgage is involved, compare the total cost of borrowing rather than looking only at the headline interest rate.
