Fresh property-market data points to strong demand for rental homes in Accra, with the Accra Metropolitan area recording the highest ratio of searches to available live rental listings in the latest Ghana Property Centre update.

Accra Metropolitan records high rental competition

Data covering September 17 to September 25, 2026 shows Accra Metropolitan recording 59.7 searches for every live rental listing. Ghana Property Centre says the national comparison was 19.0 searches per listing.

The figures highlight the gap that can emerge when many prospective tenants search for homes while the number of suitable listings remains limited. For landlords, developers and property managers, such information can help explain why well-located rental properties attract significant attention.

What the numbers say about rental budgets

The latest report says the typical maximum rent stated by searchers was GH₵5,000, while the median asking price was GH₵5,500. That represents an 8% gap between the typical search budget and the asking price.

Budget differences matter because a property can receive many enquiries without every prospective tenant being financially able to complete a transaction. Landlords and agents therefore need to consider both demand and affordability when setting asking prices.

Sale searches also show a supply challenge

The data also points to strong activity in the property sales market. Across Accra, 65% of sale searches recorded during the period returned no listings, according to the report.

The typical maximum purchase budget reported by searchers was GH₵2.2 million, compared with a median asking price of GH₵1.6 million. The difference illustrates why buyers and sellers need current market information rather than relying only on older price expectations.

What this means for property buyers

Buyers should compare multiple properties, verify ownership documents and consider location, infrastructure, financing costs and future development before committing funds. A high-demand area can still contain properties with very different values depending on condition, access roads and surrounding amenities.

What this means for developers and landlords

Developers can use demand information to identify areas where housing supply may not be keeping pace with searches. Landlords can also monitor competing listings, pricing and tenant preferences before making investment decisions.
